Enterprise Holdings, LLC of Bristol is the new company that purchased the building at 320 Kingston Road. Tuesday night they were granted a variance of use for an indoor climate-controlled self-storage facility.
Members of the Plymouth Board of Zoning Appeals heard the request to open and operate a business similar to the previous owner who gave up after negotiations with the BZA fell through.
The new owners will own the property and are contracting with Cube Smart to handle the day-to-day operations although Enterprise Holdings will monitor the property on a daily basis.
The plan for this conversion property is to bring it back to first-class condition. They will look at the façade of the building, improve the parking area, improve exterior lighting, upgraded landscaping,
The facility will be staffed and open 8 a.m. to 8 p.m. five days a week and has a state-of-the-art security system with a keypad access control with an interior and exterior camera system. Traffic flow is anticipated to be about 200 to 250 cars monthly and there will be a total of 240 units inside the building.
The Chief Financial Officer from Elkhart told BZA members they are reviewing the façade to determine the best alternative. Windows and doors will be removed, and some will be replaced. The Cube Smart design has limited access points. The main entrance and office will be on the north side of the building, with three entrances on the west side, and on the east side of the building, they will keep four roll-up doors and remove the rest.
Regarding the office building at the rear of the building, they plan to improve the space and use it as additional revenue. The plan for the southwest corner of the parking lot is to split it off and sell it to another commercial business.
During the public hearing, Randy Longanecker spoke in favor of the variance to have this vacant building filled with a business venture.
Members of the Plymouth Board of Zoning Appeals unanimously approved the variance request with a 5-0 vote.
The climate-controlled storage facility should be open in early March.
